In Season arrival is normally 4:00 p.m., departure is 10:00 a.m.
Depending on other arrivals and departure around your visit, we sometimes can be flexible on these times.

A manager meets you at the cabin to check in.

A simplified version of the Rental Agreement is outlined below.  The full Rental Agreement will be provided for your agreement upon booking.

1.  Payments & Reservation Requirements:  Reservations are not confirmed until the rental agreement has been signed and required deposit is received.

All reservations require a deposit of 50% of the total rental amount upon signing the Agreement and the balance is due 90 days prior to arrival.

2.  Accepted forms of payment: VISA, MasterCard.  We provide a credit card authorization form upon booking.

3.  Cancellation Policy:

  • All cancellations by Tenant must be in writing.  If no writing is received and Tenant does not arrive during the rental period the reservation will be considered to have been cancelled.
  • Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a $100Cancellation Fee and the balance of all rental payments will be returned.
  • Cancellations or changes that result in a shortened stay made within sixty (60) days of arrival will forfeit the full amount of the rental payments.
  • No cancellations due to weather, illness, or death in the family will be permitted and will forfeit full payment.  We highly recommend you purchase travel insurance separately.  There are many companies that offer this type of insurance:  Access America, Insure My Trip, and Travel Guard to name a few.
  • No credit will be given for shortened stays due to late arrival or early departure for any reason.

4. Maximum Occupancy:

  • Occupancy – We adhere to strict fire code and septic system limitations to prevent our properties from being over-populated.  NC Vacation Rental Act maximum occupancies of two people per bedroom. Therefore maximum occupancy is 6 (that includes adults and each child/infant counts as one guest).
  • No large parties, family reunions, weddings, etc. to be hosted at either house. Our community is quiet and peaceful, and there isn’t additional parking nor facilities on site.
  • Do not reserve the property if you will not be an occupant. You must be 25 years of age to rent our properties.
  • Children – Our luxury cabins have open staircases and loft areas which are open (with railing) to living areas below.  The staircases are wide and cannot be gated off well.  The rustic finished wood floors are not suitable for crawling or toddler aged children.
  • Outside Guests and Visitors: All outside guests and visitors must be pre-approved in advance and in writing. Please advise if you have family/guests that may live locally and visit you.   Absolutely no house parties allowed.

5.  Damage Security Deposit:  A Damage Security Deposit of $500 is required.   We “authorize” the Damage Security Deposit to your credit card the day prior to arrival, and then “process” the charge only if damages are incurred.  You agree to be responsible for any damages incurred to the premises during your stay.  This includes damages and losses of the furnishings and household items that result from the action or inaction of you or your guests   After each Tenant’s departure the property is inspected and we will provide a list of damages or other charges to you, if applicable, and deduct the appropriate costs from your Security Deposit. This is outlined in more detail in the Rental Agreement.

6.  Cleaning/Supply/Firewood Fee:  Our housekeepers are the best and we pride ourselves on providing a clean home with fresh linens.  Beds are made up, towels and an initial supply of paper products is provided.  This fee covers the cost of house cleaning services after your departure and we also provide the supply items listed above as well as wood for the fireplaces.   No daily maid service is included.

7.  NO PETS allowed.  Renters arriving with pets will not be allowed to stay and no refunds will be made. If we see a pet on the premises at any time during your stay, you will be asked to leave with no refund.

8.   THIS IS A NON-SMOKING HOUSE.  Please smoke outside on deck areas and please do not put out or throw cigarette/cigar butts into the woods/grounds or deck area.  We have provided an ash tray outside, and require you to responsibly empty and wash them before check-out    We will charge a minimum fee of $100.00 for cleanup of any residual cigarette/cigar butts discarded on the property.

9.  No Fireworks may be lit on the property.

10. Age Requirements: All guests renting any of our homes or cabins must be at least 25 years of age.

11.  Water and Septic:  The property shares a community well and has a septic system.  The well water is drinkable spring water and is filtered through the refrigerator.  Do not flush anything other than toilet paper (i.e. feminine products).  If it is found that products other than toilet paper have been flushed and the septic system clogs, you could be charged damages.
12.  Indemnification and Hold Harmless; Right of Entry; Assignment:  You and your guests agree to release, discharge, and hold Owner and its Agent, or representatives harmless from any/all claims or causes of action arising from the rental and occupation of the property including liability, loss, damages, costs and expenses (including attorney fees), claims, suits and demands arising from any accident, injury, loss (personal or physical) or damage whatsoever during your stay.  You agrees to waive any right to bring a legal action arising out of or relating to participation by you or your guests in any activities or use of any equipment, facilities, including but not limited to driveway, paths, woods, trails, entry, stairs, or passageways.  Owner or Owner’s representatives may enter the Property during reasonable hours to inspect or make repairs, alterations, or improvements thereto as may be necessary pursuant to the Vacation Rental Act.
13.  Check out.   Departure Instructions are provided at the cabin.  You won’t need to strip beds and start laundry but we do ask that you load and start the dishwasher, take or throw away any unused food products and place trash in the garbage can.  If the property is not left in a suitable condition, it may be necessary to charge the security deposit for costs to cover extra cleaning.
Do you offer any discounts? 
Our rates are posted on this website there is a discount for 7+ night stays.  Check our Specials/Packages page. To be fair to all guests, we do not negotiate.   Once you stay with us we do offer a return guest discount (discount based on length and season).
Is there a minimum night stay? Yes, refer to the rates page.
Do you provide firewood? Yes
Maximum occupancy and can I add more guests after booking?
If you book with less than the maximum occupancy and later would like to invite more guests after you have signed the Rental Agreement, please discuss with us first. We have the right to approve or disapprove. We schedule rentals and housekeeping following your departure based on the number of guests and may not have time in between rentals for additional guests. If approved, additional cleaning fees may apply.
Please also discuss with us prior to booking if you are in town to visit family/friends and want to invite them over to the house. All visiting guests must be approved prior to booking.
Are the roads paved? Are the roads scary and narrow? 
The roads leading into our gated community are paved and wide enough to pass. The Pond House’s driveway paved (as of August 2018). The roads in our community do wind around and up in elevation. Many mountain roads, including our community, do not have street lights. We always suggest our visitors check in during daylight hours.
Will our cell phones work? 
Most cell service providers do work at the house. We also have free Wi-fi and DirecTV. There is a land line at the house.
How far is the grocery store? 
Bi-Lo and Ingles grocery stores are less than 3 miles from the house.
My dog is trained and travels well, would you make an exception and allow pets?  No, unfortunately, we do not allow pets. Even the most well-trained pets can act totally out of character when in a strange environment.  There are so many activities in our area that are not pet-friendly and you don’t need to cut your day short to get back to let the dog out.  Take a vacation from worry.

This Luxury Vacation Rental Cabin in Franklin NC is just a short drive from several major southern cities. Atlanta, Georgia is just over two hours to the south. Charlotte is about 3-1/2 hrs. Our guests travel from all over the country to enjoy Western NC.  Our central location allows easy access from US441/US64.  We are located just a few miles from downtown Franklin, just off US64E/Highlands Road.  Address and detailed directions will be provided upon booking.

From Asheville:

Take I-40 West to Exit 27 (23 South/74 West). Stay on 23/74 to Exit 81 (U.S. 441/23 South). Approximately 18 miles to Franklin from this exit. Approximately 65 miles.

From Atlanta:

follow I-85 North to I-985. Left on I-985 which becomes 23/365 North. 23/365 becomes 23/441 North. Follow straight into Franklin. Approximately 125 miles.

From Greenville, SC:

Take I-85 South to Exit 19 (Clemson). Follow 76 West to Clayton, Georgia. Take U.S. 441 North straight to Franklin. Approximately 110 miles.

From Knoxville, TN:

Interstate: I-40 East to Exit 20 (Hwy 276 South). Stay south on 276 until reaching 23/74 South. Follow to Exit 81 (U.S. 441/23 South). Approximately 18 miles to Franklin from this exit. Approximately 130 miles.
